Altavex Capital is a mid-size real estate investment firm managing a $200M+ portfolio of commercial properties, hospitality assets, and infrastructure projects across the GCC region and Southeast Asia. For over a decade, their investment products were accessible only to high-net-worth individuals, with minimum ticket sizes of $250,000, which locked out the vast majority of interested investors globally.
However, the biggest problem was not a deficiency in quality assets but a distribution issue. The typical structure of funds made use of expensive intermediaries, had seven years of lock-up periods, and did not include the 99% of potential investors who did not have the minimum.
Suffescom was engaged to design and build a full-stack RWA tokenization platform from smart contract architecture to investor portal to secondary trading market. It is turning its five flagship commercial properties into compliant, tradeable digital tokens available to verified investors worldwide for as little as $100.
The idea is simple: put a property on the blockchain, issue tokens, let anyone invest. The engineering reality spans securities law, smart contract design, oracle infrastructure, and traditional finance UX all at once, with zero margin for legal error.
With a $250,000 minimum investment threshold, Altavex was reaching fewer than 0.1% of their actual addressable market. Institutional players were saturated. The demand from retail and emerging-market investors was enormous but structurally impossible to access under the existing model. Tokenization was the only path to democratizing the portfolio without restructuring the underlying assets.
At the same time, the firm's existing manual operations, quarterly dividend disbursements processed by spreadsheet, cap table managed in Excel, investor verification done by a two-person compliance team would completely break down at the scale the new platform needed to support.
Property-backed tokens are securities in virtually every jurisdiction. Building a platform that could issue tokens compliantly under SEC Reg D and Reg S, ADGM (Abu Dhabi), and MAS (Singapore) frameworks simultaneously while serving investors from 38 countries required engineering the compliance layer before writing a single line of contract code.
Beyond issuance, enforcing transfer restrictions on the secondary market, structuring SPV ownership to give tokens real legal backing, and building a KYC pipeline that didn't create a five-day bottleneck between investor interest and investment were equally non-negotiable requirements.

Represent real beneficial ownership rights on-chain via ERC-1400 security tokens, each backed by an SPV holding title to the underlying property, with legal documents hashed and anchored on-chain for immutable proof.
Build an investor-facing platform accessible to verified accredited and non-accredited investors (jurisdiction dependent) worldwide, with automated KYC, fiat on-ramp, and a minimum investment as low as $100 per property.
Eliminate the manual treasury operation entirely, replace spreadsheet-based distributions with an on-chain dividend engine that calculates proportional yields and distributes USDC to all 12,000+ token holders automatically each quarter.
Create a peer-to-peer trading marketplace where token holders can exit positions without a seven-year lock-up, with transfer restrictions. It is enforced at the protocol level, with ROFR logic and full capital gains audit trails for tax reporting.
